Damp is one of those problems that homeowners tend to manage rather than solve. A dehumidifier in the corner, fresh paint over a stained patch, a slow acceptance that a certain room is always going to feel colder and slightly musty during the winter months. It’s understandable. The root cause isn’t always obvious, and the range of products and services marketed as solutions is vast and frequently confusing.

The first step toward actually resolving the problem is understanding which type of damp you’re dealing with. Rising damp and penetrating damp are both common in UK homes, but they have different causes and require different treatments. A wall coating addresses one of them extremely effectively and has no effect on the other. Knowing the difference is essential before you spend a penny.

Rising Damp vs Penetrating Damp

Rising damp occurs when ground moisture travels upward through the base of a wall via capillary action. It typically appears as a tide mark on internal walls, usually within the first metre above floor level. The solution is a damp proof course, either the physical barrier installed during construction or an injection system retrofitted into an existing wall. A wall coating will not fix rising damp, and any contractor who tells you otherwise isn’t being straight with you.

Penetrating damp is entirely different. This is moisture entering the building horizontally through the external fabric of the wall, through cracks in render, porous brickwork, failed pointing, or any other breach in the external surface. It can appear at any height, often shows as patches that spread after prolonged rain, and is directly linked to the condition of the exterior wall surface. This is precisely what a wall coating is designed to prevent.

How a Wall Coating Creates an Effective Barrier

The mechanism is straightforward. A professionally applied wall coating bonds to the substrate and forms a continuous, sealed layer across the entire external surface. Cracks that water was previously entering through are filled during the preparation stage and then covered by the coating. Porous areas of brick or render that were absorbing rainfall are sealed off. The result is an exterior that rain simply cannot penetrate.

What separates a quality coating from a basic painted surface is the thickness and adhesion of the product. Standard masonry paint is a thin surface layer that erodes, cracks, and lifts over time, progressively losing its ability to repel water. A wall coating is several millimetres thick once cured, bonded directly to the substrate, and formulated to flex with the wall rather than becoming brittle. That physical difference translates directly into performance difference.

Why Breathability Matters as Much as Waterproofing

Here’s something that catches many homeowners off guard. A coating that’s completely impermeable on both sides would be a problem rather than a solution. Walls need to be able to release moisture vapour from inside the building. Normal humidity from cooking, bathing, and breathing needs an escape route or it accumulates internally and causes condensation problems.

Quality wall coatings, particularly silicone-based systems, are specifically engineered to be waterproof from the outside while remaining vapour-permeable from the inside. Water in liquid form cannot pass through the coating in either direction, but moisture vapour can migrate outward. That’s the technical distinction that makes a breathable coating suitable for UK homes rather than a simplified waterproof membrane that would trap moisture.

Applying an impermeable non-breathable coating to a property with existing internal moisture issues is one of the scenarios that leads to complaints about coatings making damp worse. The coating itself didn’t cause the problem; the wrong product choice did. It’s one of the reasons a proper survey before any coating work begins is not optional.

The Role of Surface Preparation in Damp Prevention

A wall coating is only as effective as the surface it’s applied to. If existing cracks aren’t repaired, biological growth isn’t treated and removed, or loose render isn’t cut back and replaced, the coating won’t form the continuous seal it needs to perform. Water will find the weak points, and the job will fail to deliver what it should.

This is why the preparation stage of any wall coating installation should take as long as it takes. On properties with extensive cracking, significant biological growth, or areas of failed render, preparation might account for the majority of the time spent on site. Any contractor who rushes this stage is taking a shortcut that costs the homeowner in the long run.

Mould, Algae, and Biological Growth

One of the secondary damp-related benefits of a quality wall coating is its resistance to biological growth. Algae, moss, and lichen all require moisture to establish and spread on exterior surfaces. A wall that sheds water efficiently rather than absorbing it is a far less hospitable environment for these organisms, and the result is an exterior that stays cleaner for longer.

Many coating systems also incorporate biocide treatments that actively inhibit biological growth on the surface. In areas of the UK with high humidity, significant tree cover nearby, or north-facing elevations that dry slowly, this additional protection makes a meaningful difference to how the coating looks and performs over its lifetime.

Recognising the Signs That Your Walls Need Protection

Some of the warning signs that penetrating damp is already a problem are visible on the outside of the property. Green or black algae growth on the wall surface, white salt deposits appearing on brickwork, render that sounds hollow when tapped, visible cracking in mortar joints or render, and dark damp staining that intensifies after rainfall are all indicators. Inside, the signs include damp patches on internal walls, a persistent musty smell in certain rooms, and plaster that feels soft or is beginning to blow.

Catching these signs early and acting on them is far less expensive than dealing with the downstream consequences, including internal plaster repairs, treatment of timber that’s absorbed moisture, or mould remediation work.
